Seal only the locations shown in the room and equipment instructions.

In short: first correct alignment, then seal penetrations and specified perimeter joints, and finally test safety and cooling.

Use a sealant compatible with panels, temperature and food-area cleaning. Do not cover an open Cam-Lock joint with silicone.

Before handover, check door closing and inside release, drains, fan clearance, panel plugs, alarms, electrical protection and refrigerant-unit installation. Run the system and record pull-down, controller reading, independent temperature check, defrost and condensate flow.

Explain operation, cleaning and emergency actions to the user and hand over the documents.

Step 6 — Final sealing

Treat the room as a sealed envelope — any unsealed gap leaks warm, humid air, drives condensation into the joints, and degrades insulation over time. Seal, from inside the room, with food-grade silicone:

  • All internal corners — floor-to-wall, wall-to-wall, and wall-to-ceiling.
  • Visible panel seams that show any gap.
  • Penetrations — every hole cut for cables, pipes, or condensate drainage, sealed around the penetrating element.
  • External base — the perimeter where the room meets the existing floor.
  • Cove profiles — bed internal coving on sealant and press firmly home.
Sealant specRequirement
TypeFood-grade silicone (NSF or equivalent food-contact certification)
ColourWhite or grey to match the panel finish
Temperature ratingRated across the room's full operating range (down to −18 °C or colder for freezers)
Cure timeAllow the manufacturer's cure (typically 24 h) before running refrigeration

Verify before handover

Assembly is not finished when the last panel locks — it is finished when the room performs. Before leaving site, run a short commissioning check:

  • Start the refrigeration system.
  • Confirm the room reaches and holds its target temperature — typically ≤ 5 °C for chill (best-practice; national rules vary) and −18 °C for freezer.
  • Listen for air leaks at the joints and door.
  • Re-confirm even gasket compression.
  • Re-test the internal safety release.
  • Log the initial pull-down data.

Refrigeration sizing and heat-load verification sit alongside this step — see Heat load calculation and the Frostbox size calculator.

Careful assembly and documented commissioning protect performance and service life. A poorly aligned or inadequately sealed room may struggle to hold temperature, waste energy and put stored products at risk. Check every panel, seal every required joint and test the room before handover. Actual service life depends on use, environment and maintenance.
